Does the demo model come with everything the new models do? Is it basically just an open box item?

It will come with everything the regular model has. Our demo often means there is a small defect on the color or some other feature that does not affect functionality.

What is the floor space dimensions?

Thank you for your question. The Medium is 114 x 78 inches, and the Large is 149 x 102/77 (L x W head/foot) inches.

does it come with the 2 poles?

Can be pitched with or without the Deep Creek Tarp - however, requires poles and guylines from the Deep Creek Tarp. So it does not come with poles.
